Dear Settler's Village Homeowner
This letter is to inform you of some State mandated disclosures. Senate Bill 05-100 which was signed into law on June 6, 2005 requires homeowner associations to disclose the following information once per year to all members:
· Settler's Village Subassociation, Inc.

· The Subassociation Declaration for Settler's Village Subassociation, Inc. was originally recorded with Douglas County on June 20, 1996 beginning at Book 1350 and Page 0630.
Senate Bill 05-100 also requires homeowner associations to inform all homeowners that the following information is available at the request of the homeowner:
· The beginning of the fiscal year for Settler's Village Subassociation, Inc. is January 1st.
· The Association's 2011 annual budget was mailed to members and ratified by the members. The 2011 budget is available on the Settler's Village web site or at the managing agents address listed above.
· All 199 homes pay the same assessment of $2,280.00 per year.
· Audited Financial Statements are available on the Settler's Village web site or at the managing agents address listed above..
· A list of the association's insurance policies is available upon request.
· All association bylaws, articles, rules and regulations are available on the Settler's Village web site or at the managing agents address listed above..
· The minutes of the Board and Annual meetings are available on the Settler's Village web site or at the managing agents address listed above..
· The association's responsible governance policies are available on the Settler's Village web site or at the managing agents address listed above..
